Warwickshire family find their own adventure through Shared Ownership
Charlene (33) bought a 2 bedroom semi-detached property through Fortis Living at their Milestone Grange development in Stratford-upon-Avon with Help to Buy Shared Ownership.
Shared ownership is one of the government’s Help to Buy affordable home ownership schemes. It provides aspiring home owners who can’t afford to buy a house on the open market the chance to purchase a share in a home. Run through Housing Associations, the scheme allows individuals to buy between 25% and 75% of a property and pay subsided rent on the remaining share.
“I grew up in Warwick and always wanted to live in Stratford-upon-Avon, it’s my dream location.”
The Mum of one bought a 25% share in her home and explained that without Help to Buy Shared Ownership she would not have been able to get on the property ladder in Stratford-upon-Avon due to the area being so popular.
“Being a single mum, I felt the only way I could get on the property ladder was through the Help to Buy Shared Ownership scheme. I was unable to get a mortgage without it.”
She shares her home with her 4 year old son William who is going to be starting school in September.
Before purchasing, the family lived in a privately rented flat but really wanted a home of their own. Having been on the council waiting list for a few years, Charlene just couldn’t see them ever getting to the top of the list, so she decided to take the reins and find a place of her own.
“I would not be able to afford to live in my current home if I were renting as it would be out of my price range. Shared Ownership just made sense as I pay less money than when I was when renting and I’m putting some money in my own pocket. It also means that we have security in our home.”
The young family reserved their home off-plan 6 months before moving in.
“Buying through Fortis Living was an amazing experience”. Charlene went on to explain that Nicola Clarke, the Sales and Marketing Manager at Fortis Living went above and beyond to ensure everything ran smoothly:
“Every time Nicola went to see the house she would take a picture and send it across to me. She even answered all of my silly questions like ‘What colour will the door handles be’! Just the best customer service.”
It wasn’t just the customer service that impressed Charlene, she also loved the location of the house as she can walk into town with William on his bicycle.
“Stratford-upon-Avon is such a great place to live, there’s always something going on.”
Charlene is looking forward to making the home her own and hopes that her future holds lot of happiness . She’s also hoping there may be a tall tattooed man in the not too distant future!

“After many years of privately renting, with some very stressful situations, we had resigned ourselves to never being able to buy our own home and had given up hope.”
The couple have a son of 4 years old and wanted to own a property, however they didn’t think they would be accepted for a shared ownership house at Welland.

After renting for many years in properties that were not brand new or of brilliant quality Mr & Mrs Wilkes were very happy to not only have a place to call their own, but to have a home of good quality.
“Compared to previous rental properties, our new house feels completely different, damp free and so warm and cosy in these cold winter months. It's like a whole new world! We are over-joyed and really want to express this. The new house has completely changed our lives and we only wish it had happened sooner.”
Mr and Mrs Wilkes have now lived in their home for a month.
“The buying process was surprisingly easy as Fortis guided us through it all step by step so what could have turned out to be complicated in places was made less stressful as a result.”
Mrs Wilkes went on to say “The Fortis Sales Team were really helpful and friendly. They answered our queries swifty and were there on the end of the phone when we were worried about something.”
Mr and Mrs Wilkes commented on the small differences in our property that makes a bigger impact on the way living in one of them can make you feel.
“Everything has been given thought in the planning process. From the small things you wouldn't notice at first, such as the light switches being low enough for little hands to reach and the bathroom locks which can be un-locked from the outside. These all give the house a family-friendly feel. We have actual banisters on the stairs which we never had when we were renting. There is a doorbell and front porch and rear outdoor lights. We even have two toilets! The back garden is big enough for our son to play in..something he has never experienced before. We have a lovely shed and a water butt attached which we never expected!
Over all Mr and Mrs Wilkes thinks shared ownership is life changing and they would certainly recommend it to others.

Phil purchased a stunning 2 bedroom semi-detached new home in the picturesque village of Alderminster. After initially thinking he would not be able to afford a home of his own in the village he knew and loved, Phil saw our Shared Ownership sales board at the development and got in touch with us.
After completing our application form, we were able to offer Phil his chosen plot at the development and he was overjoyed and wanted to share his experience.
